Key Responsibilities:

Strategic Land Acquisition: Identify and assess potential land opportunities for single-family and multi-family developments in high-growth areas of Raleigh and surrounding regions.
Market Analysis: Conduct in-depth market research to track trends, demand, and competition in the Raleigh real estate market, ensuring alignment with corporate strategy and local demographic needs.
Financial Modeling: Develop and review financial proformas for potential acquisitions, including return on investment (ROI), internal rate of return (IRR), and other key metrics to determine land value and project feasibility.
Negotiations: Lead negotiations with landowners, developers, and municipalities to acquire land parcels, secure entitlements, and close transactions.
Entitlements & Approvals: Oversee the entitlement process, working with internal teams, consultants, and local government agencies to ensure zoning, permitting, and environmental regulations are addressed.
Team Leadership: Build, mentor, and lead a high-performing land acquisition team, ensuring alignment with company goals and fostering a collaborative, results-driven environment.
Partnership Development: Establish and maintain relationships with key stakeholders, including real estate brokers, municipal planners, engineers, and legal professionals.
Risk Management: Evaluate potential risks, including environmental, regulatory, and market conditions, and develop strategies to mitigate these risks.
Collaboration: Work closely with cross-functional teams, including land development, construction, finance, and marketing, to ensure smooth transitions from land acquisition to project execution.

Required Qualifications:

Experience: Minimum of 10 years in land acquisition, real estate development, or related roles, with at least 5 years in a leadership or executive capacity within the homebuilding industry.
Education: Bachelor’s degree in real estate, urban planning, finance, business administration, or a related field. A Master’s degree is a plus.
Market Knowledge: Deep understanding of the Raleigh and broader North Carolina real estate markets, including local land-use regulations, zoning laws, and market dynamics.
Negotiation Skills: Proven ability to successfully negotiate land deals and navigate complex regulatory environments.
Financial Acumen: Strong analytical skills with the ability to evaluate financial data, including cost estimates, budgets, and revenue projections.
Leadership: Demonstrated ability to lead teams, mentor staff, and work cross-functionally with internal and external partners.

Preferred Qualifications:

Established relationships with land brokers, developers, and municipal officials in the Raleigh area.
Experience with large-scale residential or mixed-use developments.
Strong knowledge of local environmental and zoning regulations.
