The Regional Property Manager for the Gainesville market is responsible for the business plan execution for an assigned portfolio of Multifamily properties. They will have a proven track record in managing a diverse portfolio of properties, be a motivator, a good communicator, and a hands-on manager. Regional Property Managers have direct accountability over Property Managers and Area Managers to ensure implementation and execution of all corporate policies and procedures and to meet and/or exceed client expectations.
Job Description
- Manage a portfolio and motivate team
- Work with the owners to identify property goals and objectives
- Act as the main point of contact related to all property related items with the owner representative in the manner the client prefers. Understand and be able to communicate terms of the Property Management Agreement.
- Implement effective cost control, revenue maximization, and delinquency management
- Work with Community Managers on yearly operating budgets, sales/marketing plans, and property inspections
- Effectively maximize rental income
- Ensure all required weekly, monthly, and quarterly reports are completed accurately and in a timely manner
- Train and motivate associates to achieve sales goals
- Maintain thorough product knowledge on all properties and that of major competition
- Ensure that the established policies and procedures are within the Company’s policies
- Understanding of current legal responsibilities of the properties
- Knowledge of property specific front-end technology and ensure property staff utilize systems as intended.
- Oversight of property risk management, safety standards and team member and resident liability and work with Property Managers and Maintenance Supervisors to ensure timely preparation of rent ready
A successful candidate should have:
- Excellent communication skills both verbal and written
- Knowledge of Appfolio or similar property management software
- Strong sales and excellent customer service skills
- Experience as a leader of people
- CPM, CCI, RPA, CAM preferred, and real estate license preferred (required in some markets)
- Ability to draw data results from systems-driven reporting and communicate its financial terms to stakeholders
- Experience working with financials and budgets
- Demonstrate strong client and team management skills
Additional Notes:
- Bachelor’s Degree preferred
- CPM, CCI, RPA, CAM preferred
- 2-3 years of regional manager experience in multifamily
- 5+ years of Property Management experience
- 5+ years of Management experience
- Ability and willingness to travel within 100 mile radius up to 30% of the time
Job Type: Full-time
Salary: $75,000 - $100,000 commensurate with experience
Location: This position will be based in Gainesville (preferred), but consideration can be made for working remotely or out of our Orlando headquarters (201 S Bumby Ave) with a minimum of 3 days per week on-site at Gainesville properties. Local travel required.
