Summary:
Aker is seeking a results-driven Vice President of Asset Management to steer the financial and operational performance of a diverse portfolio of multifamily and commercial properties. The ideal candidate will be adept at navigating each project through the entire investment life cycle – acquisition, renovation, stabilization, and disposition – while ensuring rigorous reporting standards that exceed institutional equity and lender expectations.
Responsibilities:
- Business Plan Execution: Spearhead value-add improvements, repositionings, and new developments across both multifamily and commercial assets, ensuring every project aligns with yield-on-cost (YoC) growth and target returns.
- Portfolio Oversight: Oversee a large-scale, multifaceted portfolio, ensuring the smooth navigation of each project through its lifecycle. Collaborate with internal teams and external partners to guarantee seamless execution.
- Investor & Lender Reporting: Lead the development of monthly investor letters, quarterly updates, and annual reviews, managing refinancings, lender due diligence, and sale processes. Present strategic updates to institutional stakeholders with clarity and confidence.
- Data-Driven Insights: Monitor and evaluate financial performance, utilizing key metrics to inform strategic decisions. Oversee financial modeling processes, ensuring asset management models accurately reflect operational realities and trends.
- Strategic Problem-Solving: Proactively tackle operational challenges by implementing timely, creative solutions that optimize returns.
- Leadership & Collaboration: Mentor and lead a high-performing team of associates. Foster a collaborative, data-oriented culture while working closely with CXO, Property Management, Design, Construction, and Finance teams to ensure successful execution of business plans.
Minimum Qualifications:
- Experience: 7+ years in real estate acquisitions and asset management, with direct oversight of multifamily and retail assets across large-scale portfolios (5,000+ apartments).
- Lifecycle Expertise: Proven success managing assets from acquisition through renovation, stabilization, and disposition.
- Institutional Experience: Strong background working with institutional investors and lenders, producing high-quality reporting with strong attention to detail.
- Financial Acumen: Advanced proficiency in financial modeling, with expertise in key performance metrics, refinancing, sale processes, and investor distributions.
- Problem-Solving Skills: Demonstrated ability to navigate complex operational challenges and drive profitability.
- Communication: Exceptional presentation skills, with experience presenting to executives, institutional investors, and lenders.
